I want to walk you through one full day inside The Well Bay Harbor Islands, minute by minute. Then I will tell you what is wrong with it, because there is something wrong with it, and you should hear that from me rather than from a sales gallery.

I should also tell you something before you take a word of this seriously: I own on Bay Harbor Islands. Several properties, not in this building, on the island. So when I tell you it is quiet, that it is near everything, and that this is the version of Miami most people do not know exists, that is not research. That is me choosing to put my own money there, more than once.

Six In The Morning

You are up before you are meant to be, and the light is doing that thing it does over water.

You do not make coffee yet. You go downstairs to the cold plunge. The first forty seconds are genuinely unpleasant, and then something switches over, and you are more awake than coffee has ever made you.

Here is the part that matters, and it is not the plunge. It is that the plunge is downstairs. At home. A cold plunge is normally a thing you would plan, drive to, pay for, and skip. Here it is an elevator ride.

That is the actual product. Not the equipment. The absence of friction. You do things when they are easy.

Then halotherapy. Steam room. Caldarium. Sanarium. These are not a spa you drive to. They are on your floor plan.

The Whole Day, Hour By Hour

Laid out flat, the day looks less like a spa brochure and more like a subtraction problem. Every line below replaces something you currently drive to.

You never got in a car. That is not a spa. That is a different shape of day.

What Is The Well Bay Harbor Islands Known For?

Two things, and they are related.

The first is that wellness is built into the residence rather than sold as an upgrade. Therapeutic soaking tub. Red light therapy. Aromatherapy. Air purification built into the walls. Not options on a finish sheet. That is simply what is in it, which honestly takes some getting used to. The building is doing wellness at you whether you participate or not.

The second is scale. Somebody asked me recently whether a building like this feels sterile. It is a fair question, and a lot of new luxury does. The Well Bay Harbor Islands holds 66 residences across 8 levels, with more than 22,000 square feet of amenities, and homes running from roughly 1,150 to 3,266 square feet. A tower with four hundred units is an airport. This is not that. At this size, you know who people are by the third day. That is a street, not a terminal.

This is what Miami wellness real estate looks like when the wellness is designed in from the first drawing instead of added later as an amenity to justify a price. Most buildings marketing themselves this way have a nice gym and a steam room. This has four levels of it.

Are There Things To Do At The Well Bay Harbor Islands?

Eight fifteen, and you go out.

Bay Harbor Islands is two small islands sitting between the mainland and the beaches, right next to Bal Harbour and all the shops and the lifestyle. The address is 1177 Kane Concourse. And it is quiet. Miami at this price is usually loud. If you are coming from Newport Coast or Corona del Mar, it reads as a coastal village that happens to sit near everything. It exhales.

Then comes one o'clock, and here is the part nobody puts in a brochure. The afternoon.

People ask whether they get bored in a second home. It is a real question and most agents dodge it. Here is my honest answer: you get bored anywhere if there is nothing to do. What changes here is that doing something is easy. You go for a swim. A steam. Walk to the water. Sit on the roof with a book. You do nothing all afternoon, and it turns out to be the best part of the day.

What Is Wrong With It

The building is finished. Completed this year. Which sounds like pure upside, and in most ways it is. No renderings. No deposit schedule running into 2028. You walk the actual residence, in the actual light, on the actual floor.

But finished means what is left is what is left.

Availability is down to single digits. You are not choosing from a floor plan book. You are choosing from what nobody else took. If you want a specific floor, a specific exposure, a specific layout, it may already be gone. That is the trade. Certainty in exchange for selection, instead of selection in exchange for waiting three years.

What Are The Best Condos In Miami?

That question has no answer, and any agent who gives you one is selling you something.

The better question, and the one I would actually ask you, is this: which part of that day did you want? Because if it was the sunset, that is one building. If it was never getting into a car, that is a different conversation entirely. Those two answers point at completely different addresses, and one of them is not The Well Bay Harbor Islands.

If You Are Selling In Orange County To Make This Happen

Most of the people I have this conversation with are not writing a check out of thin air. They own something in Newport Beach, or Laguna Beach, or Corona del Mar, and that home is the funding. Which means this is not one transaction. It is two, on opposite coasts, that have to line up.

One thing worth saying plainly, because people get it wrong constantly: buying in Florida does not by itself change your California residency or your California tax picture. The California Franchise Tax Board publishes its guidance on residency and how California taxes residents on income from all sources, and that is worth reading with your CPA before you assume a second home in Miami does anything to your return. Go And Stand In It

That is the whole recommendation. You cannot decide this from a website, mine included. Tell me the week that works and I will set it up.

  1. We start with a private call. You, me and the developer's team, so you have current availability and real pricing in front of you before you even fly.
  2. Then a private tour at 1177 Kane Concourse. You walk in, you feel the space, you have the cup of warm organic broth they hand you at the door, and you find out in about four minutes whether this is your life or somebody else's.
  3. Ask me where to stay while you are there. Hotels, rentals, restaurants, which streets to drive down. I own on that island. There is a version of that trip that tells you everything and a version that wastes a weekend, and I want to make sure you do not waste yours.
  4. If you are selling something here in California to make this happen, say so on the form. Making those two transactions line up is the part I do.
