Inherited Real Estate Specialist in Orange County
An inherited house in Orange County reaches the market by one of three routes: through probate, out of a trust, or with no court involvement at all. Which route applies is decided by the paperwork, not by the property, and it changes the timeline, who signs, and what has to be proved. Aragone & Associates handles all three, and the first conversation is about establishing which one you are in.
Three ways an inherited house gets sold
Most people arrive without knowing which of these they are in. It is worth ten minutes to find out, because everything downstream depends on it.
Through probate
The estate goes through the court. An executor or administrator is appointed, and how much authority that person holds decides whether the sale needs a confirmation hearing or only a written notice to beneficiaries.
Executor authority, explainedOut of a trust
The property is held in a trust and a successor trustee sells it. No court, usually faster, and the trustee carries the documentation burden instead: valuation, communication with beneficiaries, and a record of every decision.

Some estates never need probate: a surviving joint owner, a transfer on death deed, or an estate small enough to pass by affidavit. Your attorney confirms which applies, and the sale then runs like a conventional one.

Professional referralsThe property side, so the family does not have to
An inherited house usually arrives with contents still inside, a policy that may no longer be appropriate, and nobody with the time to manage vendors. We take that part: securing the property, cleanout and estate sale coordination, contractors and repairs, staging where it will move the price, inspections, photography and marketing, offer management, and the transaction through closing.
Where it makes sense for the property, certain preparation costs can be structured so they are paid out of proceeds at closing rather than out of pocket beforehand. That matters when an estate has no cash to front and the alternative is accepting the first investor number.

I had a great experience with Paula Aragone and her team. Paula provided “turn-key” services from house renovation and staging to sale and closing. Once ready for listing, the house was under contract (with a full-price offer) in a week. The offer was $60,000 more than I expect to get prior to the renovations, which cost approximately $20,000. The house closed in a month, it could not have been easier or more convenient. I live on the east coast and had no worries! If you have a house to be sold or leased as part of an estate, Paula and her team are the ones to call!

Questions heirs ask first
Do I have to go through probate to sell an inherited house in California?
Not always. Property held in a trust, held in joint tenancy with a survivor, or passing under a transfer on death deed can avoid probate entirely, and some small estates pass by affidavit. Your attorney confirms which applies to yours.
Can the house be sold before probate is finished?
In many California cases yes. Under full authority the personal representative can sell without a court confirmation hearing, using a Notice of Proposed Action to the beneficiaries instead.
Do all the heirs have to agree before the property is listed?
It depends on the authority granted and on the trust document. Clear communication with everyone involved is the best protection either way, and it prevents most of the disputes that end up in court.
Should an inherited house be repaired before selling?
Only where the return clearly beats the cost. We compare three numbers side by side: the value as it stands, the estimated value after preparation, and the cost of the work.
Can this be handled if I live in another state or another country?
Yes. Every stage is coordinated locally on your behalf and closing documents are signed by courier, electronic signature, or remote online notarization.
Not sure which route your inherited property is on?
One conversation is usually enough to establish it, and there is nothing attached to it.
