Floor plans run from about 1,000 square feet up to 4,100, including lofts and townhome style residences at street level, and every layout gets a private balcony and full height glass. Select residences include something that does not exist at the Bay Harbor sister building: a wellness den, an extra room you define yourself as a longevity den, a mindful den, a mobility den, or simply an office.
The defining fact is the calendar. The building delivers in 2028, which means committing capital to a residence that does not physically exist yet. For some buyers that is the entire appeal, because they get first pick of the floor plan book and the chance to build equity while the building rises. For others it is an immediate no. Both reactions are correct. They just belong to different buyers.
The Well Bay Harbor Islands: Finished And Nearly Gone
Twelve miles north, on two small islands between the mainland and the beaches next to Bal Harbour, the sister building is complete. Buyers have already moved in. There are 66 residences on 8 levels with more than 22,000 square feet of wellness space, architecture by Arquitectonica, and wellness built into the residences themselves: therapeutic soaking tubs, red light therapy, reverse osmosis water, aromatherapy, and air purification as standards, not upgrades. Downstairs there is a caldarium, a saunarium, halotherapy steam, a cold plunge, and a reading room.
Because the building exists, everything about it is real today. You can walk the actual residence in the actual light at the hour you care about. The carrying costs are real numbers, not projections. One detail worth noticing: the building's office floors are nearly fully leased, and one tenant is said to be Tom Brady's family office. Make of that what you want, but it tells you who has been quietly looking at this building.
The catch is just as real. Finished means what is left is what is left. Residences start at $1,495,000 for a one bedroom of about 1,029 square feet and run to $3,850,000 for the largest layout still available, around 2,700 square feet. Availability is down to single digits. You are not choosing from a floor plan book anymore. You are choosing from what nobody else has taken.

You cannot decide this from a video or an article, including this one. Two buildings 12 miles apart, and they feel nothing alike. Fifteen minutes standing inside each one will tell you what photographs cannot.
