Is the free second opinion really free, and what is the catch?
There is no catch. You send me the property along with any offer you have already received, and I send back your three numbers, the reading on that cash offer, the value as the house stands and the value once it has been prepared. Do I have to clean out the house myself?
No. A full estate cleanout is one of the core services I coordinate, on properties that are occupied, vacant or in serious disrepair. You will not have to sort through a lifetime of belongings on your own, and you do not need to be anywhere near Orange County for it to happen.
How long does probate take in California?
California probate runs 12 to 18 months on average. If the home was held in a living trust instead, the successor trustee can often sell within 30 to 60 days and never involve the court at all. You also have a hard deadline inside that window: the Inventory and Appraisal is due to the court within four months of Letters being issued. Working out which of those two paths applies to you is the single most important thing you can do for your timeline.
Will I owe capital gains tax when I sell?
Usually far less than families expect. Under the federal step up in basis rule, an inherited home's taxable value resets to its fair market value on the date of death, so selling near that date can leave the taxable gain close to zero, even on a house that appreciated for decades.
Do I have to pay for repairs out of the estate?
Nothing comes out of the estate up front. We coordinate the repairs, the remodeling and the staging that earn back more than they cost, and we are paid only when the home sells, so the family never has to front the money to prepare the property.
Can you help if I live out of state?

What is court confirmation or IAEA?
Under the Independent Administration of Estates Act with full authority, an executor can often sell without a court confirmation hearing, which is considerably faster.
