The Offer

Tell me what you're picturing.
I'll tell you what it would take.

Not a listing search. A conversation about whether the version in your head is the version that exists.

Five questions, two minutes, and then a real answer: what that plan costs, what it requires, and what nobody mentions until you are already in it.

How It Starts

It usually takes one of four shapes.

Almost everyone who calls is somewhere on this list, even if they would not have put it this way. Plenty of people turn out to be two of them at once.

One

A place you go

A few weeks a year. You keep everything in California and add a second address you use when you want it. The smallest version of this, and the one most people actually start with.

Two

Winters

November through April there, the rest here. It changes what you need from the property, what you need from the building, and how the tax question gets answered.

Three

Downsizing

The house here is bigger than the life in it now. Miami is the version with less to maintain and more of the year spent outside. What you give up in square footage you tend to get back in how much of the place you actually use.

Four

The slow move

Miami becomes the main address eventually, but not this year. This is the one with the most moving parts, because the California sale has to line up with the Florida purchase.

The Half Nobody Covers

There are two transactions.
Most people only get help with one.

Paula is licensed in California and handles the California side of the move herself: the sale, the timing, and the part where two transactions on opposite coasts have to line up.

That is usually the hardest thing about moving to Miami, and it is the half most people have no help with.

The Letter

Not ready to talk? Read along instead.

One short letter a month on moving to Miami from California. Which neighbourhood suits which person, what an HOA actually covers, who is still there in August, and the things that only come up once you are in it.

One idea per letter. An honest counterpoint every time. No pitch, and nothing to book.

Second Tuesday of the month. Unsubscribe in one click, any time.

No Strings

Going to Miami?

Ask for my list: hotels, restaurants, neighbourhoods. Where to stay so you actually get a feel for the place, and which areas to walk before you decide anything.
