Orange incorporated in 1888 and kept what most of the county tore down. Old Towne holds roughly one square mile of pre 1920 housing around the Plaza, Craftsman bungalows, Victorians and Spanish and Mediterranean revivals, and it was listed on the National Register in 1997 as the largest such district in California.

Outside the district the city is ordinary Southern California in the best sense: post war tract through the 1950s and 1960s across the flats, hillside custom homes in Orange Hills and Panorama Heights from the 1970s onward, master planned tracts in Serrano Heights and gated canyon homes in Chapman Hills from the 1990s and 2000s. West Orange is the entry level end, condominiums and smaller detached homes near the employment corridors.

The spread is the point. Very few cities in the county let you choose between a 1905 bungalow, a 1965 ranch and a 2005 hillside house without leaving town.

Old Towne Orange is a National Register historic district covering roughly one square mile around the Plaza, listed in 1997 and the largest such district in California. Inside it, exterior work is governed by the city design standards, so the windows, the siding and the roof you had in mind may not be permitted.

It is a large part of why the neighborhood still looks the way it does. Confirm with the city whether a specific address sits inside the district, and what that means for the work you intend, before you write an offer rather than after.
