Usually not. In most of the estate sales I have handled, we listed and sold with a great deal still in the house, and the family saved weeks of work and money they were never going to recover at closing.
Some work does earn its cost. Safety and habitability items are not optional, and occasionally one specific repair opens the property to a wider pool of buyers. The test is whether anyone can show you the arithmetic in advance. If the answer is that it will show better, that is not arithmetic.

What are the best neighborhoods in San Juan Capistrano?
Ortega Ranch is the equestrian side of the city, larger parcels with barns and trail access. Marbella Country Club is the guard gated golf community. The historic downtown holds the oldest housing in the city, close to the Mission and the Los Rios district. Pacifica San Juan is the newer hillside construction on the coastal side with ocean views from the upper streets.
Best is the wrong word for it. The useful question is which part of the city matches the house you want, because the difference between one area and another here is not prestige, it is era, lot and floor plan. Walk two of them on the same afternoon and the choice usually makes itself.
What schools serve San Juan Capistrano?
San Juan Capistrano is served by the Capistrano Unified School District, which is also the largest employer in the city.
This is one of the few things worth checking twice. The district, not the city, decides which school an address feeds, and those maps are revised periodically. Confirm it directly for the exact address before the offer, not after.
What should I know before buying in San Juan Capistrano?
This is the oldest town in the county and it is layered with historic designation. Sixteen properties and districts within the city are on the National Register, including the Los Rios Street Historic District and the Hot Springs Road District, and the city maintains its own designation and review process on top of that. On an older address that governs what can be changed, added or demolished, and it can reach a property that does not look historic from the street. Ask the city whether a specific address carries a designation or sits inside a district before you write an offer rather than after.
Every city has one of these. The point is not that it should change your mind, it is that you should know it going in, because it is public information and nobody hands it to you unprompted.
