Orange County Market Reports
The numbers that decide how fast Orange County homes sell, and at what price, with a plain read from Paula Aragone on what to do about them.
Orange County, as of October 8, 2026
Market data from Steven Thomas, Reports On Housing, October 12, 2026, based on CRMLS listings. Median price for existing single family homes from the California Association of Realtors, September 2026.

October 2026
Mortgage rates near 7.5 percent pushed Orange County buyer demand to its lowest October reading since 2007. Prices have held so far. The pace has not.
Expected market time reached 118 days countywide, the slowest pace since April 2020. Homes under $2 million took most of the hit, while the luxury tier above $2.5 million stayed close to last year's pace. The report breaks the numbers down by price band and by coastal city, with the payment math behind the slowdown.

What the Numbers Mean

Market time and demand
Expected market time is the number of days it would take to sell every home on the market at the current pace of pending sales. When it rises, buyers have more room to negotiate. When it falls, sellers do.
Demand is the number of new pending sales over the prior 30 days. It is the closest thing to a live count of buyers who are actually committing, which is why it moves before closed prices do.
Where the figures come from
The counts of listings and pending sales behind market time come from Steven Thomas's Orange County Housing Report, built on CRMLS data and updated every two weeks. Closed prices come from the California Association of Realtors, which releases its county medians each month.
Every figure in a report is attributed to its source and dated. The read on what to do with those numbers is ours, and it comes from 23 years and 900+ transactions in Orange County.
