On the buying side, broker compensation in most new-construction purchases is paid by the developer, so working with your own representative typically costs you nothing out of pocket. Does a California-to-Miami move cost more because two brokerages are involved?+

No. When a referral is involved, it is paid broker to broker at no additional cost to you. In Miami new construction, broker compensation is typically paid by the developer. You get coordinated representation on both coasts without paying twice, and the exact terms are confirmed in writing before you begin.

What should I know before buying pre-construction in Miami?+

Three things: deposits are staged against construction milestones, delivery dates can move, and Florida law gives buyers of developer condominium units a 15-day rescission period after signing. It also matters to register with your own representative before you first visit a sales gallery, because the on-site team works for the developer. If your timeline is short, a delivered building you can close on in weeks may fit better than a building that arrives in two or three years. Those tradeoffs are exactly what the first call walks through.
